Taman Desa covers a wide price range because it mixes three generations of housing: 1980s–90s condos, completed launches from the last five years, and off-plan projects completing 2028 onward. The table groups the addresses buyers ask us about most. Prices are indicative asking or transacted figures from our completed-vs-new-launch comparison and rental yield analysis; always confirm the live figure.
| Property | Type & tenure | Size | Indicative price | Who it suits |
|---|---|---|---|---|
| Desa Green | Older condo, leasehold | compact | ~RM300–350k | First buyers, yield-first investors (~5.5–6.9% gross) |
| The Hipster (2022) | Completed condo, leasehold | 921 sq ft | from ~RM328k (RM349–420 psf) | Lowest move-in-ready entry; no MRT walk |
| M Aspira (new launch) | Serviced apartment, commercial title | compact | launched from RM452k | Budget new-launch buyers; check commercial utility tariffs — see M Aspira vs The Atas |
| Casa Desa | Established condo | mid-size | ~RM400–500k | Own-stay value, rents RM1,800–2,400 |
| 1 Desa Residence | Established condo | large | ~RM700k+ | Space seekers; note ~RM600/month maintenance |
| SkyVogue (2024) | Completed condo, leasehold | 1,300–2,111 sq ft | ~RM840k–1.5M (RM646–714 psf) | Families who need to move in now |
| The Atas (completing Aug 2028) | New launch, leasehold, residential title | 1,156–1,518 sq ft | from RM825,000 | Upgraders wanting low density (8 units/floor), dual-key investors — see the price guide |
| Landed (terrace, cluster, semi-D) | Mostly freehold, 1970s–80s stock | e.g. 4,532 sq ft cluster | median RM2.035M; semi-D RM2.25M–4.2M+ | Wealth preservation; almost no new supply — see the landed market guide |
Indicative figures compiled from DMS Team's Taman Desa guides and listing portals; not an offer. Maintenance fees and utility tariffs change the net cost materially — compare net, not gross.
Relocating families and expats often shortlist these two together. They solve different problems, and the honest answer depends on which trade-off you mind least.
| Factor | Taman Desa | Desa ParkCity |
|---|---|---|
| Price level | More affordable | Premium |
| Mid Valley access | ~10 min drive | ~25 min drive |
| Environment | Organic, grown-up suburb | Master-planned |
| Dog parks | Limited public provision | Yes |
| Food variety | Excellent local scene | Limited nearby |
| MRT3 (2032) | Stations planned nearby | None planned |
Desa ParkCity wins on master-planned walkability and dog parks. Taman Desa wins on price, food, Mid Valley proximity and the coming MRT3 uplift.
Landed is a wealth-preservation buy with almost no new supply and a 37.97% year-on-year rise in the median price; condos are where most buyers can actually enter. Low-density launches such as The Atas (eight units per floor, 1,156–1,518 sq ft) are the closest a high-rise gets to landed-style space at a fraction of the price.
The case rests on scarcity (no new landed supply), a deep tenant pool around Mid Valley and KL Sentral, and the MRT3 catalyst. The risk is picking an older building with high maintenance fees or a commercial-title unit with commercial utility tariffs — both erode net yield. Our investment analysis works through the numbers, and the dual-key analysis covers the strongest yield case in the area.
