Buy the view you’ll actually use
A premium facing is worth it if you’ll enjoy it or your tenant will pay for it. If you’re rarely home in daylight, or letting to a budget-conscious tenant, the extra spend on a skyline outlook may not return. Conversely, if the view is why you’re buying, don’t cheap out and stare at a wall for a decade. Higher floors carry a premium on top of facing; the sweet spot for many is a mid-to-high floor with a clear outlook rather than the very top at maximum premium.
