e.Sentral Smart City has 11 unit types across three products. Serviced apartments on Levels 10 to 28 run 554 to 815 sq ft with 2 to 3 bedrooms. LoSo commercial suites on Levels 1 to 10 run 450 to 597 sq ft with 1 to 2 rooms. Retail lots on the ground floor with mezzanine run 1,448 to 1,905 sq ft. Every unit comes with two car park bays. The largest allocation by far is Type B at 440 units, and the smallest is Type F at just 8 units.

Unit counts matter more than most buyers realise. With 440 Type B units you will have genuine choice of floor and facing, and a liquid resale position. With 8 Type F units, you take what is left, and if the layout suits you, act on it rather than deliberate.

Two practical consequences. First, Level 10 is the facilities deck, so units on Levels 10 and 11 sit closest to the pool, gym and green field, convenient, but also the noisiest position in the building, particularly at weekends. Second, floors above Level 12 carry 42 units per floor, which is dense by any standard and means longer lift waits at peak times. There are 8 lifts per block with a 17-person capacity, all serving all residential floors.
The affordable-tier entry point at RM270,000. Two bedrooms in 554 sq ft is tight but workable for a couple or a small family, and it is a materially better proposition than the studios that usually occupy this price band. Delivered as a basic unit, no smart home package, no kitchen cabinetry, no air-conditioning, no water heaters, so budget for fit-out on top. Two tandem car park bays. The same floor area as Type A, sold on the open market at RM432,000 with the full specification: smart control panel with voice activation, smart door lock, smart light switches, smart curtain track, motion sensor, top and bottom kitchen cabinets, hob and hood, air-conditioning in the living hall and master bedroom, and water heaters in all bathrooms. Two side-by-side car park bays. Only 35 units exist, so availability is limited.
The default choice, and for most buyers the right one. Two bathrooms is the practical dividing line once two adults share a home, and 678 sq ft is enough to make that work without feeling cramped. It also carries the largest balcony in the residential range at roughly 2.95 m by 1.05 m: usable outdoor space rather than a token ledge. At 440 units it is 57% of the serviced apartment stock, which means real choice of floor and facing now and the deepest buyer pool later. Priced RM513,000 to RM516,000. This is one of two show units at the sales gallery.
The only genuine family layout in the development, and the most generously specified: 18 lighting points, 4 fan points, 4 air-conditioning points, versus 12 and 2 and 3 on Type A. Priced RM594,000 to RM597,000. The honest caveat: that price sits inside the RM500,000 to RM1,000,000 band where Malaysia’s unsold serviced-apartment stock is most concentrated, so buy it to live in rather than to trade. Our independent review works through that trade-off.
Floor plans tell you the layout. They do not tell you which floors, facings and stacks are still open, and at 42 units per floor, that is what actually determines whether you get a good unit or a leftover one.
LoSo is the developer’s live-work format on Levels 1 to 10. The defining difference from the serviced apartments above: LoSo units may be converted to office use, serviced apartments may not. All LoSo units have an 8 ft ceiling height, tandem car park bays, and a narrow-but-long balcony format quite different from the residential floors.

The locker room is the detail worth chasing. Type E is the only LoSo layout with an allocated locker room, and only on Levels 2 to 9. Level 10 Type E units do not get one. For anyone running a business from the unit, that separate storage is the difference between a workable office and a cluttered one. It is also the reason Type E carries the widest price spread in the development, RM363,000 to RM379,000 for the same 505 sq ft.
D versus E is a real decision. They are within one square foot of each other, but Type D has a shorter, wider-feeling balcony at 5.6 m long and no locker room, while Type E is the volume layout with storage. If storage matters, pay the difference for E on Levels 2 to 9. If it does not, D is often the better price.
Balcony dimensions are measured centre wall to centre wall. LoSo balcony railings are mild steel at 1,200 mm; retail railings are mild steel at 900 mm.
Thirteen double-storey lots on the ground floor, each with a mezzanine at Level 1. Ceiling heights vary by lot: lots 1 to 8 have 14 ft plus a 10 ft mezzanine, lot 9 has 16 ft plus 10 ft, and lots 10 to 13 have 11 ft plus 10 ft. All units get a glass shopfront rather than a roller shutter, an allocated locker room, two side-by-side car park bays, and a dedicated dustbin area at the rear.

Check the lot number, not the type. Smoke ducting is provided for lots 1 to 9 only. Lots 10 to 13 are not recommended for F&B use, which removes the single largest category of ground-floor retail tenant. Those four lots also have the lowest ceiling at 11 ft. If you are buying retail as an investment, the tenant pool for lots 10 to 13 is materially narrower than for lots 1 to 9, and the price should reflect that.
There are two loading bays on the ground floor: one next to lot 13, and one behind lot 1 near the mail room. Proximity to a loading bay is worth checking if your tenant will take frequent deliveries.
The developer identifies three outlooks: Star Avenue view, Kwasa Damansara view and Subang Bestari view. Two things should inform which you choose.
First, Condor Residences (Phase 1B) will rise approximately 14 m away. Fourteen metres is close. Before you commit to a facing, ask which side Phase 1B occupies and what your outlook and privacy will look like once it tops out, not what it looks like from the show unit today.
Second, a TNB substation sits approximately 10 m from the site boundary near Star Avenue, disclosed in the developer’s own FAQ. Whether that matters to you is a personal judgement, but it is a reason to see the site plan rather than rely on a rendering.

Yes. Serviced apartment Types B and C have balconies of approximately 2,950 by 1,050 mm. LoSo balconies are narrower and longer: 4,075 mm on Type F, 4,600 mm on Type E, and 5,600 mm on Types D and G, all at 750 mm deep.
8.5 ft for serviced apartments and 8 ft for LoSo suites. Retail lots range from 11 to 16 ft plus a 10 ft mezzanine, depending on lot number.
Levels 2 to 9 have 22 LoSo units per floor, Level 10 has 8. Levels 10 and 11 have 30 serviced apartments per floor, and Levels 12 to 28 have 42 per floor.
Yes, for retail lots and LoSo suites only. The building uses a beam and column structure, so the dividing wall can be hacked. This is not permitted for serviced apartments.
All retail lots get one. Among LoSo suites, only Type E on Levels 2 to 9 has an allocated locker room. Level 10 Type E units do not. Serviced apartments and SAMM units do not have locker rooms.
