Residensi Lestari I sits off Jalan Sinaran 2 in the Taman Sinaran pocket of Balakong — marketed as Cheras South, with a 43000 Kajang postcode. In practical terms it’s the green corner where Balakong, Seri Kembangan, Cheras and Kajang meet, directly beside the Jade Hills and Country Heights neighbourhoods and the Seri Pulai area. This page gives you the real distances, including the ones marketing pages usually blur.
Balakong or Cheras South? They are the same place
Direct answer: yes, Balakong and Cheras South refer to the same area. Balakong is the long-standing administrative name, used by every property portal and by Majlis Perbandaran Kajang. “Cheras South” (Cheras Selatan in Malay) is the newer name that took hold locally after AEON Cheras Selatan opened, and it is now the label most developers market under. If you are searching listings, search Balakong. If you are reading new-launch marketing, you will see Cheras South. Residensi Lestari I sits in both, on the Kajang side, with a 43000 Kajang postcode.
Is Balakong a good place to live? The honest transport picture
This is a car-first location. The closest station is MRT Batu 11 Cheras on the Kajang line, about 6 km away and roughly a 10-minute drive. After that come MRT Bukit Dukung (KG31) at 6.4 km, KTM Serdang at 7.5 km and MRT Sungai Jernih (KG33) at 8.1 km. Every one of them is a drive or a park-and-ride, not a walk. If a walk-to-MRT lifestyle is non-negotiable for you, this is the wrong project, and we’d rather tell you that now.
In practice that makes Batu 11 Cheras the useful one: a 10-minute drive, park, then the Kajang line straight through Cheras and Bandar Tun Razak to TRX and the city centre without sitting in Cheras-Kajang traffic. Plenty of households here send one car to the station and keep the second at home. What the location does exceptionally well is expressway access: the site sits in the web of the SILK / Kajang Dispersal Link Expressway, the Cheras–Kajang Expressway (Grand Saga) and the North–South Expressway, with Persiaran Impian as the local connector. Typical drives: Kajang town and Bandar Baru Kajang ≈ 10–15 min; Seri Kembangan / The Mines ≈ 10–15 min; Cheras (C180/AEON belt) ≈ 10–15 min; KL city centre ≈ 30–40 min off-peak via Cheras–Kajang or Besraya; Putrajaya ≈ 25 min via NSE/Jalan Sungai Besi.

Schools, malls and who lives around Balakong
Taman Sinaran itself is an established 1990s freehold neighbourhood — quiet residential streets rather than a construction frontier. Next door, Jade Hills (Gamuda Land’s premium gated township) and Country Heights anchor the area’s upmarket end; Eaton International School sits inside Jade Hills, 4.5 km away. The Balakong commercial-industrial belt — one of Selangor’s busiest SME and light-industry zones — plus Kajang’s and Seri Kembangan’s town economies supply the area’s deep base of owner-occupiers and working families. Daily marketing, kopitiams and services are at Taman Taming Jaya and along the Balakong strip within a few minutes’ drive.
Who this location suits — and who it doesn’t
- Suits: families working in Kajang, Balakong, Seri Kembangan, Bangi or Putrajaya; buyers upgrading from older Balakong/Kajang homes who want gated, freehold, landed-style space; multi-car households that live on the expressways.
- Suits with a caveat: KL city commuters — the drive is real (30 to 40 min off-peak, longer at peak). The workable alternative is a 10-minute drive to Batu 11 Cheras MRT and the Kajang line the rest of the way.
- Doesn’t suit: anyone who needs walk-to-MRT, or a walkable café-street lifestyle at the doorstep — this corner trades that for space, greenery and price.
