What buying a completed subsale gets you
There are real advantages to Akasa that a new launch cannot match, and it would be dishonest to skip them. You can walk the actual unit before committing, not a show unit. You can see how the building has been maintained after five years, which tells you more about the next twenty than any brochure. You can meet the neighbours, check the lifts, read the management accounts. You move in immediately rather than paying rent for three more years while progressive billings run. And if you are buying to rent out, income starts now.
The trade-offs are equally real. Renovation and any wear are yours to absorb; there is no defect liability period. High-rise living means the lift, the corridor and the shared car park are part of your daily routine. And at roughly 1,155 sq ft, a family that will grow into five people is choosing a smaller home than the same money buys in a townhouse format further from the commercial belt.
What buying new gets you
Residensi Lestari I is bought on plan, which means waiting until 2029 and accepting the risk that goes with any off-plan purchase. In exchange you get a 24-month defect liability period, a home nobody has lived in, a fixed SPA price agreed today rather than a negotiation against a seller, and progressive payments spread across three years instead of a full loan drawdown on day one.
Format is the bigger difference though. Ground-touching living with two cars at your own front door, up to 1,887 sq ft indoors, single-level layouts for elderly parents, and 109 households sharing the pool rather than several hundred. That is not a better or worse product than a serviced residence. It is a different one, and most families know within a viewing which they actually want.
Which one suits you
- Choose Akasa subsale if you need to move now, you want to inspect the actual unit and building before committing, you are buying for rental yield, or high-rise convenience genuinely suits how you live.
- Choose Residensi Lestari I if you can wait until 2029, you want landed-style space and parking at your door, you need more than 1,200 sq ft, or a single-level home for elderly parents is part of the plan.
- A useful test: if you would be frustrated waiting three years, buy completed. If you would be frustrated living in a high-rise, buy the townhouse. Budget is rarely the deciding factor here because the two overlap; lifestyle and timing decide it.
