DMS Team is a property consultancy led by Jason Chan (REN 78007), operating under EUM Realty Sdn Bhd [E(1)1708], a Board-registered estate agency in Kuala Lumpur. We help buyers and investors choose the right project, structure the loan, and understand every cost before they sign.

What DMS Team does

Most property websites in Malaysia are listing portals. DMS Team is the opposite: a small number of projects we know in depth, and a large amount of honest analysis about each one. Before recommending anything we study the developer’s track record, the land title and tenure, the real total cost of ownership, the rental pool around the site and the transport that is actually funded, not just announced. That research is published openly on this site as project reviews, price guides, area guides and comparisons, so you can check our reasoning before you ever message us.

When you do get in touch, the work is practical: matching you to a unit that fits your budget and purpose, a free loan eligibility check with DSR guidance, walking you through booking, SPA and legal fees, and staying with you until keys are handed over. For investors we model rental yield and cash flow unit by unit rather than quoting a headline percentage.

Three divisions, one standard

The team is organised around who you are, not what we want to sell. The Genesis works with first-time buyers on government schemes, stamp-duty exemptions, loan approval and hidden costs. The Momentum serves upgraders and active investors on selling-and-upgrading, cash-flow management and buying near funded MRT and LRT lines without over-leveraging. The Apex advises high-net-worth and corporate buyers on premium, low-density and commercial assets. Every division follows the same rule: explain the downside before the upside.

Jason Chan, founder

Jason Chan is a registered real estate negotiator (REN 78007) with EUM Realty Sdn Bhd and the founder of DMS Team. He is known in Malaysia as a property educator as much as an agent: his free seminars and video lessons cover market cycles, bank credit liquidity, urban master plans and supply-demand data, and he has guided hundreds of buyers from first homes to multi-unit portfolios. Jason personally leads The Apex division and reviews every project analysis published on dms-team.com.

DMS Team operates under EUM Realty Sdn Bhd, a Kuala Lumpur estate agency registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers (registration E(1)1708, company number 1194403-K). EUM was founded in 2010 and is headquartered at Pandan Perdana, Kuala Lumpur, with a branch presence in Johor Bahru. DMS Team’s own office is at Block A9, Megan Salak Park, Jalan 2/125E, Desa Petaling, 57100 Kuala Lumpur — a few minutes from the Kuchai Lama, Old Klang Road and Taman Desa corridors we cover most. Every transaction we handle is conducted through a registered agency, and every negotiator on the team carries a REN tag that you can verify with the Board.

How we write about property

Every guide on this site states its prices as indicative SPA figures subject to developer confirmation, labels ROI models as illustrations rather than promises, and names the risks of a project as plainly as its strengths. If a project does not suit you, we will say so and point you elsewhere. That is the standard we hold ourselves to, and it is why buyers keep coming back to us for their second and third purchases.
