Living in Shah Alam in 2026 means space, greenery and genuine city convenience for a lot less than central Kuala Lumpur. As the capital of Selangor, it has its own malls (Central i-City, SACC Mall, Setia City Mall), universities (UiTM, MSU), hospitals and — since 29 June 2026 — the new LRT3 Shah Alam Line running right through it. For buyers, the sweet spot is a transit-linked home in Seksyen 13, 14 or 16, where new launches still start comfortably under RM500,000.
Where Shah Alam sits, and why people move here
Shah Alam is about 25 km west of Kuala Lumpur, wrapped around the landmark Sultan Salahuddin Abdul Aziz Mosque (the Blue Mosque). It was Malaysia’s first properly planned city, so it feels different from KL — wider roads, more parks, organised “seksyen” neighbourhoods, and far less density. Families come for the space and schools; young buyers and investors come because you can own a brand-new, transit-connected home here for the price of a cramped resale unit closer to town.
Three seksyens matter most for new-launch buyers right now. Seksyen 14 is the walkable city-centre pocket beside the LRT3. Seksyen 13 holds the stadium and green corridor. Seksyen 16, further west near Padang Jawa and UiTM, is the value entry point.
Getting around: LRT3, KTM and the highways
The big change in 2026 is rail. The LRT3 Shah Alam Line opened on 29 June 2026 with 20 stations and fares from around 80 sen, linking Shah Alam to Petaling Jaya and the wider Klang Valley network. On the western side, the KTM Komuter Port Klang Line stops at Padang Jawa. For drivers, Shah Alam is boxed in by good roads: the Federal Highway, KESAS, the Guthrie Corridor Expressway, ELITE and the NKVE all feed into it.

Times vary with traffic — the Federal Highway peak is real — which is exactly why homes within a short walk of an LRT3 or KTM station are getting so much attention. Sena @ Astrum, for example, sits about 50 m from the LRT3 Dato Menteri station, while Aurora Residences is roughly 400 m from Padang Jawa KTM.
Malls, food and everyday life
Shah Alam is not short of places to shop or eat. Central i-City anchors the i-City tech-and-leisure hub with a mall, theme parks and rotating attractions; SACC Mall and Plaza Shah Alam serve the city centre; and Setia City Mall in neighbouring Setia Alam is the polished weekend option. Add AEON, Anggerik Mall and a deep local kopitiam and mamak scene, and daily life rarely requires a trip into KL. Halal food is everywhere — this is Selangor’s administrative heart, after all.
Schools and healthcare
Education is one of Shah Alam’s strongest cards. It’s home to UiTM Shah Alam (the university’s flagship campus), Management & Science University (MSU) and UNISEL, plus a full range of national, Chinese and international schools — Setia Alam alone has several. That student and staff population also underpins rental demand. On healthcare, residents are served by Hospital Shah Alam (public), the MSU Medical Centre and KPJ Selangor Specialist Hospital, among others.

So — is Shah Alam a good place to live?
For most buyers, yes. You get a real city with jobs, schools, healthcare and malls; more space and green than KL; and, finally, proper rail. The honest caveats are traffic at peak hours and the fact that Shah Alam is large — the experience of Seksyen 7 nightlife is nothing like quiet Seksyen 16 — so the seksyen you choose matters as much as the city. Buy near a station and you sidestep the worst of the traffic while staying connected.
