Two landed launches made news this week. Sime Darby Property said all 52 single-storey semi-Ds at Seroja Gardens, Nilai Impian, sold within three hours, from RM905,888. Mitraland’s Bayou Quartz in Klang officially launched with Phase 1A at 90% take-up, from RM905,000. Both are freehold, in established townships, aimed at families upgrading from smaller homes. That is happening while Selangor’s overall transactions fell 10.5% in H1 2026. The lesson: well-planned landed homes at a sensible price still sell fast, but upgrading needs careful maths on your current home, loan and cash.
Landed still sells. Upgraders need a plan.
What sold this week, and at what price
| Project | What it is | From | Reported demand |
|---|---|---|---|
| Seroja Gardens Phase 1, Nilai Impian (Sime Darby Property) | 52 freehold single-storey semi-Ds, 40 x 80 ft lots, 1,971 sq ft | RM905,888 | Fully taken up within three hours; Phase 2 planned for November from RM925,888 |
| Bayou Quartz Phase 1, Kota Bayuemas, Klang (Mitraland) | 287 freehold two- and three-storey garden and park villas, up to 3,135 sq ft | RM905,000 | Phase 1A 90% taken up; Phase 1B (169 units) opened at the 10 October launch |
| Sunway Velocity 3 Tower C, Cheras (Sunway Property) | 701 serviced apartments, 775–1,324 sq ft, 500 m from Maluri MRT/LRT | RM663,000 (developer website); leasehold | Over 100 online bookings at soft launch; Towers A and B 98% taken up |
Remember that bookings and take-up rates are developer-reported and are not the same as completed sales. Still, the pattern is clear. Sime Darby Property said Seroja Gardens targets existing terrace owners and growing families from Nilai, Putrajaya and the southern Klang Valley. Bayou Quartz sits about 3 km from the Johan Setia LRT3 station, in an established part of Klang South.

Why these launches sold while the wider market slowed
NAPIC’s H1 2026 data shows Selangor transactions down 10.5%, and average landed prices in Selangor softening: semi-detached down 5.7% and detached down 3.6% year on year. I covered this in KL vs Selangor house prices H1 2026. So why the quick sell-outs?
- Freehold, in mature townships. Buyers get schools, shops and hospitals that already exist, not promises.
- Space at a price families can stretch to. A 1,971 sq ft semi-D or a 2,695 sq ft villa under about RM1 million is rare closer to the city.
- Small first phases. Releasing 52 or 118 units at a time helps demand meet supply.
- Proximity to jobs. Putrajaya, Cyberjaya and Klang are major employment areas.
In short, the market is not one market. Well-located landed stock is selling; generic, oversupplied high-rise is where buyers have more bargaining power. That is the same two-speed picture I described in our post-Budget 2027 outlook.
Upgrading from an apartment: the numbers to run
Most buyers of a RM900k landed home already own a condo or apartment. Here is a simple worked example for a RM905,888 home. It assumes a 90% loan, which may not apply to you.
| Item | Approximate amount | Notes |
|---|---|---|
| 10% downpayment | RM90,589 | Payable on signing the SPA |
| Stamp duty on the transfer (MOT) | About RM21,177 | Standard scale; first-home relief usually does not apply to upgraders |
| Stamp duty on the loan | About RM4,076 | 0.5% of a RM815,299 loan |
| Legal fees | Varies | Check whether the developer package covers SPA and loan legal fees |
Two financing rules matter. First, Bank Negara caps the loan-to-value at 70% for a third housing loan, so if you already have two property loans, plan for a 30% downpayment. Second, banks count your existing instalment in your debt service ratio, which is why many upgraders sell first or time the sale with the new home’s completion. With approvals falling, read how to get your home loan approved in 2026 before booking. Civil servants should also check the new LPPSA RM1 million financing limit.

How to secure a unit in a fast-selling launch
- Get a loan pre-assessment before launch day, including what your current home loan does to your DSR.
- Value your current home realistically using recent transacted prices in the same building, not asking prices.
- Shortlist two or three layouts in advance, so you can still choose if your first pick goes.
- Read the booking form for refund terms. KPKT is studying a new pre-SPA option system; see what the option-to-purchase plan could change.
- Visit at peak hour. Drive the route to work and school at 7.30am before committing.
- Do not chase sell-out headlines. If the price or commute does not work for you, the next phase or a subsale may be better value.
💡 My practical view: landed launches that sell out in hours usually do so because they are priced for real families, not investors. If you are an upgrader, your biggest risk is not missing a launch; it is being stuck with two loans. Sort out your current home and financing first, then move quickly when the right landed home appears. In the Klang Valley, also compare freehold townhouses such as Residensi Lestari I as a lower-cost step into landed living.
