STEP 1

Run your DSR (Debt Service Ratio)

STEP 2

Check stamp duty exemption eligibility

First-time buyers get full stamp duty exemption on MOT and loan agreement for properties ≤RM500k (until Dec 2027). D’Parc’s RM298k entry price makes every unit eligible. See: Full stamp duty guide →

STEP 3

Visit the showroom and confirm unit selection

D’Parc has two show units available (Mon–Sun, 10am–5pm) in the sales gallery at Alam Damai. Walk through Type A (580 sq ft) and Type C (811 sq ft) to feel the actual dimensions. Always visit before committing — photos flatter.

STEP 4

Pay the booking fee to reserve your unit

A booking fee (typically RM5,000–10,000) secures your chosen unit and floor. This is deducted from the final purchase price. D’Parc currently allows pre-booking for loan application purposes ahead of formal unit selection.

STEP 5

Submit loan application to your shortlisted banks

Apply to at least 3 banks simultaneously to maximise approval odds and compare margin of financing and interest rate. Your DMS agent can facilitate introductions to preferred panels.

STEP 6

Sign the SPA within 14–21 days of loan approval

The Sale and Purchase Agreement is the binding contract. Read it fully with your solicitor before signing. The SPA price, progressive payment schedule, VP date and Defect Liability Period (DLP) are all locked in at this stage.
